The average office vacancy rate across the GTA declined to 5.1 per cent in the first quarter of 2012, down from 5.6 per cent in the fall of 2011, according to Collier’s semi-annual report.
Average rents hit $16.12 per square foot this spring, up from $15.77 per square foot in the third quarter of 2011.
By the first quarter of 2013, net rental rates are expected to hit $16.35 per square foot and the vacancy rate could drop to 4.9 per cent, Colliers predicts.
“Single digit vacancy rates is a very healthy market,” says Arnoldi. “If this was the United States, they’d be building at this point.”

This week, Statistics Canada released the first set of data gleaned from last year’s census. While future releases will paint a much more detailed picture of how Canada and local communities are evolving, the numbers now out show how quickly York Region is changing.
The country’s population rose 5.9 per cent to 33,476,688. Ontario’s population now sits at 12,851,821.
York Region’s population grew at well above the national rate, up nearly 16 per cent since 2006, climbing to 1,032,524, up from 892,712. It held steady as the seventh-largest census division in Canada.
Markham is the 16th largest municipality in Canada. The town’s population rose just more than 15 per cent in the past five years and now sits at 301,709.
